Custom Building Process
Step 1
Is to meet with John and discuss what you are looking for in a home and share your expectations with him. This is an opportunity to openly talk about what your concerns are and what you are looking for in your dream home. It is also a chance to see if your personalities are compatible and if you both feel it could be a positive working relationship.
Step 2
Varies depending on a number of factors; are you looking to build on your own lot or are you looking to build on one of ours. Do you have a plan in mind or are we going to start from scratch and design exactly what you want. It is also an opportunity to talk about financing.
Step 3
Involves finalizing the plans for the home and very meticulously studying the plans and looking for trouble areas. Once this is done you will begin working on your decorative, lighting and appliance selections so when we finalize the contract it will be for a complete home. We find the vast majority of problems people have on busted budgets are because they worked off of builder allowances which were not realistic. Also during this period we are receiving finalized bids from subcontractors to nail down a realistic final price for the complete job.
Step 4
Is where we bring it all together and discuss pricing with your selections included, finalize the contracts and implement the schedule for completion of the job.
Step 5
In the construction of the home. John will personally supervise every step of the construction process. Unlike many builders who rely on superintendents to supervise you job and handle communications, with Casa Sereno Homes you will be dealing directly with the builder for all facets of the job. Although we will have specific stages we will have meetings, you will probably have to opportunity to interact with John on a constant basis.
Step 6
Will be the thorough inspection and orientation of the home and its features. This will also be an opportunity to understand the intricacies and operations of your new home. This will also be an opportunity to have a third party inspector check the home.
Step 7
Is the final closing of your home and moving in.
